We were commissioned to undertake essential refurbishment works at Extra Room Self Storage on Drayton Lane in Fenny Drayton, Nuneaton. The project focused on Unit 2 of the facility, where both the roof sheet ends and sections of the metal wall cladding were showing signs of deterioration. When corrosion and coating breakdown were identified on Unit 2, the management team sought a durable, cost-effective solution that would restore the building envelope without causing disruption to day-to-day operations.

Following a detailed site survey, Cladding Coatings recommended the Liquasil Sheet-End Corrosion System for the roof and a full refurbishment coating for the deteriorating metal wall cladding. Liquasil’s BBA‑approved systems are engineered specifically for industrial and commercial buildings, offering long-term protection against corrosion, weathering, and water ingress. Their performance, flexibility, and compatibility with ageing metal substrates made them the ideal choice for this project.

Safe access planning was an essential part of the preparation. Due to the height and layout of the building, mechanical access equipment was required to allow operatives to reach both the roof and upper wall cladding safely. A scissor lift and cherry picker were brought onto site, enabling the team to work securely along the roof edges and elevated wall areas.

Work began with the preparation of the roof sheet ends. All loose rust, contaminants, and debris were removed, and the metal substrate was cleaned thoroughly to ensure strong adhesion of the Liquasil system. Preparation is a critical stage in any coating project, as it directly influences the longevity and performance of the finished system. Once the surface was fully prepared, the corroded areas were primed with Liquasil’s specialist anti‑corrosion treatment. A flexible silicone-based topcoat was then applied to encapsulate the sheet ends, creating a seamless, durable barrier that prevents further corrosion and protects against water ingress.

During the initial inspection, it was also identified that the foam fillers beneath the apex flashing had deteriorated. These fillers are essential for preventing wind-driven rain, pests, and debris from entering the building. Cladding Coatings removed the old, perished fillers and installed new, high‑quality replacements, restoring the weatherproof seal along the apex and further enhancing the building’s protection.

In addition to the roof works, the metal wall cladding on Unit 2 required refurbishment. Over time, exposure to UV light, weathering, and general environmental conditions had caused areas of the original coating to break down. This not only affected the appearance of the building but also reduced the protective performance of the cladding. The team prepared the affected wall areas by cleaning and treating any corrosion before applying a specialist cladding coating system. This restored the visual uniformity of the building and provided a renewed protective layer designed to withstand long-term exposure to the elements.

The project was completed efficiently and with minimal disruption to the client’s operations.
