Glen House Estates, Halesworth

We were appointed to deliver a comprehensive refurbishment programme across multiple industrial units at Glen House Estates, at Blyth Road Industrial Estate, Halesworth. The client required a long‑lasting protective solution that would restore the appearance of the estate, extend the lifespan of the building envelope, and provide reliable performance backed by a 15‑year warranty. With several blocks included in the scope, each with its own roof, wall, and rooflight requirements, the project demanded careful planning, coordinated access, and consistent quality across all areas.
The works began with a full condition assessment of Blocks 4, 5, 7 and 8. Each block showed signs of ageing typical of industrial estates of this type: weathered cladding, deteriorating coatings, and rooflights that had become discoloured and inefficient over time. The client’s priority was to protect the buildings from further deterioration while improving the overall presentation of the estate for tenants and visitors. A 15‑year cladding coatings warranty system was selected as the ideal solution, offering durability, weather resistance, and long‑term peace of mind.
Block 4 was the first area addressed. The roof and wall cladding required thorough preparation to ensure the new coating system would bond effectively. This included cleaning, degreasing, and mechanically preparing any areas of corrosion. The 24 rooflights on this block were also treated, ensuring they were cleaned, repaired where necessary, and fully integrated into the coating system. Access was carefully managed to maintain safety and efficiency, with safety netting installed beneath the roof area to protect operatives working at height. Once preparation was complete, the 15‑year system was applied to both the roof and walls, transforming the building’s appearance and strengthening its weatherproofing.


Block 5 followed a similar process, with the roof and wall cladding receiving the same high‑performance coating system. This block included 28 rooflights, all of which required attention to restore clarity and ensure they contributed to a brighter, more energy‑efficient interior environment. As with Block 4, safety netting was installed to create a secure working environment. The application of the coating system brought immediate visual improvement, creating a uniform, modern finish that aligned with the client’s expectations for a refreshed industrial estate.
Block 7 presented comparable challenges, again involving the roof, wall cladding, and 28 rooflights. Consistency across the estate was essential, so the same preparation and coating processes were followed. The team ensured that every surface was treated to the same high standard, delivering a cohesive appearance across all units. The installation of safety netting across each block not only ensured compliance with safety regulations but also allowed the team to work efficiently without compromising on quality.
Block 8, the final unit in the programme, required treatment to the roof, walls, and 12 rooflights. Although this block had fewer rooflights than the others, the same meticulous approach was taken to preparation, repair, and coating. The 15‑year warranty system was applied seamlessly, completing the estate‑wide refurbishment and ensuring every building benefited from the same level of protection and aesthetic enhancement.
In addition to the main scope of works, two additional orders were completed to address further issues identified during the project. The first involved patching roof holes as required. These repairs were essential to prevent water ingress and ensure the integrity of the newly coated surfaces. Each repair was carried out using appropriate materials and techniques to guarantee long‑term performance. The second additional order involved preparing and painting shutters and bollards across the estate. These elements often experience heavy wear and can detract from the overall appearance of a site if left untreated. By refurbishing them alongside the main works, the estate achieved a more polished and professional finish.
Throughout the project, Cladding Coatings maintained clear communication with the client, ensuring that progress was transparent and that any additional requirements were addressed promptly. The use of safety netting across all units demonstrated the company’s commitment to safe working practices, while the consistent application of the 15‑year coating system ensured long‑lasting protection and a unified appearance across the estate.
The completed works at Glen House Estates have significantly improved the condition, performance, and visual appeal of the industrial units. The client now benefits from a durable, warranty‑backed solution that will protect their assets for many years to come.
