The landlord of this vacant unit needed to update the look to make it attractive to new occupants. We refinished the metal wall cladding and updated the colour scheme.

When our client, a landlord, took over a vacant Unit 7 on Orchard Park Industrial Estate in Sandiacre, they inherited an empty unit that needed the Cladding Coatings touch – and their own branding.

As part of a broad scheme of work covering the interior and exterior of the unit, from walls to flooring, our team of experts set clear costs, outlined schemes of work and delivered a building repair, refurbishment and replacement project for a smart, high-performance unit the new tenants could be proud of.

Installing a leading 15-year system to the external walls

The primary area of focus of this project was the walls and decorations on the exterior of the unit. Preparation was key – and our priority was the ensure health and safety requirements were fully met. To do that, we included costs to either use a 12m scaffold to the rear, or to hire any specialist access equipment where necessary – never compromising on the security of our team, clients and the general public.

Once we had the correct safety measures in place, we installed one of our leading 15-year Guarantee Cladding Coating system to the exterior metal wall cladding. This also included the 0.5m curved section joining the roof, covering every single detail so every part of the façade met the highest aesthetic standards. Not only does the detailed finish provide a professional appearance, the 15-year guaranteed system is high-performance, durable and designed to protect the unit for many years to come.

Transparent quoting to manage budgets and expectations

As part of the complete transparency and customer care we’re known for, we made every detail of the plan clear from the start. Our upfront scheme of work quote included preparing – and then, of course, painting – all external doors, windows and shutters. We also outlined the need to prepare and paint both the reception internal windows and the red office internal windows. Finally, we noted the cost of the work included removing any existing signage and making good what was left behind after removal.

This diligence meant that there were no hidden costs, and also that time expectations were properly managed from the beginning – providing both confidence and peace of mind.

Repairing, refurbishing…and replacing

As well as improvement and prevention works, repairs formed a key part of the project scope. Though repair or refurbishment are always our first choices, we understand replacement works are sometimes essential to ensure properties meet the correct safety standards.

On the left elevation, we provided 3x3m of new sheeting to cover and make good nine aspects of the unit. This included replacing one loading door reveal, and the two lower reveal sections of the same door. To the front elevation, 4x3m sheets made good damage, holes and vents where necessary.

Making the floor safe and presentable

Finally, we turned our attention to the unit’s floors. Though the floor markings would remain, the floor itself needed recoating to prevent damage and provide a clear, smart finish. To begin this, we cleaned, swept and lightly prepared the entire warehouse floor.

Once the floor was clean and ready for coating, we applied two coats of ARMSTEAD single pack floor paint in a colour suitable for the unit’s floor. The professional paint is solvent-based, thus providing a durable, anti-slip surface that’s resistant to foot and light-rubber wheeled traffic.
