Astoria Court in Normanton is a multi‑unit industrial site where appearance, durability and long‑term protection are essential to maintaining a professional environment for tenants and visitors, but also crucial in securing tenants to vacant units. Cladding Coatings was contracted to refurbish and protect the external building envelope across all units on the estate, delivering a full installation of our 15‑year cladding coatings system. This project required careful planning, coordinated access arrangements, and a consistent approach to colour and finish to ensure the entire site benefitted from a cohesive, refreshed appearance.

We were contracted to apply the 15‑year system to all units, addressing both aesthetic and functional requirements while ensuring the work could be completed safely and with minimal disruption. Before work commenced, we produced a digital mock‑up of the units. This visualisation allowed the client to review colour options in context, ensuring the chosen scheme complemented the estate and met their expectations. Digital modelling is an increasingly valuable part of our service, helping clients make confident decisions about large‑scale refurbishment projects.

Units 1 to 4 formed one phase of the works. These units required coating to the front cladding only, along with all external window frames, loading doors including their steel surrounds, and all personnel doors and frames. Each element needed to be prepared meticulously to ensure the coating system bonded correctly and delivered the long‑term performance expected from a 15‑year warranty installation. The front elevations of these units are highly visible, so achieving a uniform finish was essential. Our team worked systematically across each building, preparing surfaces, addressing minor defects, and applying the high‑performance coating system to create a clean, modern and durable façade.

Unit 5 required a slightly different scope. The front and right‑hand cladding elevations were included, along with the external windows, loading doors with steel surrounds, and personnel doors and frames. As with the other units, preparation was key. Industrial cladding often suffers from weathering, fading and general wear, so restoring the substrate before coating ensures the system performs as intended. The right‑hand elevation of Unit 5 also required additional access planning due to the height and layout of the building.

Both the right side of Units 1–4 and the left side of Unit 5 required installation of the 15‑year coating system to the upper cladding sections only, with the lower sections cleaned rather than recoated. This approach is common where lower panels remain in good condition or have been refurbished previously. Cleaning these areas ensures the entire elevation looks refreshed without unnecessary coating. To complete the upper‑level works safely, scaffolding was required. Our team coordinated scaffold installation around the operational needs of the site, ensuring safe access while maintaining clear routes for vehicles and personnel.

On the left side of Unit 5, additional treatment was required to address cut edge corrosion at the sheet ends. Cut edge corrosion is a common issue on ageing industrial cladding, where exposed metal edges begin to deteriorate. If left untreated, corrosion can spread beneath the coating and compromise the integrity of the sheet. Using the existing scaffold, we applied our specialist cut edge corrosion treatment system, sealing and protecting the vulnerable edges before applying the full coating system. This ensures long‑term protection and prevents further deterioration.

Access preparation was an important part of the project. To allow scaffold installation on the left side of Unit 5, trees and bushes needed trimming. Vegetation can obstruct safe access and interfere with coating application, so careful trimming ensured the scaffold could be positioned correctly without damaging the surrounding environment. This type of preparatory work is often essential on industrial estates where landscaping has matured over time.

Throughout the project, communication with the client remained central. Coordinating works across multiple units requires clear scheduling, especially where tenants continue to operate during refurbishment. Our team ensured that loading doors, personnel access points and high‑traffic areas were managed sensitively, allowing the estate to function normally while works progressed. The digital mock‑up also proved invaluable, giving the client confidence in the final appearance and ensuring all units would present a unified, professional finish once complete.

The completed works at Astoria Court have transformed the estate. The refreshed cladding, newly coated windows and doors, and consistent colour scheme create a modern and cohesive appearance across all units.
