The first stage of the project focused on safe access. To allow our team to work efficiently across the full roof area, we hired in a scissor lift for the duration of the works. This ensured controlled, reliable access to all elevations and enabled us to carry out the refurbishment programme without disruption to the client’s operations. With access in place, we installed a new Mansafe system to the roof using the 3M DBI‑SALA RoofSafe Anchor and Cable System. This system provides a permanent, fully certified fall‑protection solution, allowing future maintenance teams to work safely at height while meeting the latest compliance standards. Its low‑profile design and proven performance made it the ideal choice for a site of this scale.

Once safety measures were established, our team began the essential cleaning and preparation works. The entire roof was thoroughly cleaned to remove dirt, organic growth, and surface contaminants. This stage is critical, as it ensures that subsequent treatments bond effectively and deliver the long‑term performance expected from a Cladding Coatings refurbishment. Gutter refurbishment formed another key part of the project. The building features 140 linear metres of guttering, all of which required cleaning and treatment. We cleared the gutters of debris and build‑up before treating any rusted areas with a specialist rust inhibitor to stabilise the substrate. Once prepared, we installed a Weatherfast Gutter Lining System throughout. This seamless lining provides a watertight, hard‑wearing solution that significantly extends the life of the existing gutters and prevents future leaks. As part of the drainage improvements, we also unblocked and cleared four rainwater downpipes to ensure efficient water flow across the entire roof drainage system.

Cladding Coatings

During our inspection, it became clear that several roof vents required removal and replacement. Two large roof vents were removed and the openings were clad over, complete with new internal lining sheets and insulation to match the existing roof build‑up. In addition, a number of smaller vents and redundant openings were identified. These were removed or sealed, and the cladding was made good to suit the existing profile. This included replacing cladding where four vents had been removed and carrying out the same internal liner and insulation works to ensure a consistent, high‑quality finish. The repairs were completed with careful attention to detail to ensure the refurbished areas blended seamlessly with the surrounding roof sheets.

Finally, our teams re‑coated the entire roof surface to protect the metal sheets and complete the refurbishment. This finishing stage is essential in delivering long‑term performance, as the specialist coating system provides a durable, weather‑resistant barrier that safeguards the roof against future corrosion and environmental wear. By applying a uniform, high‑performance finish across the full roof area, we ensured the building benefits from enhanced protection, improved appearance, and a significantly extended service life.
