As a long‑standing refurbishment partner to The Storage Team, Cladding Coatings were once again appointed to deliver essential roof and gutter works at their Sheffield facility. Having successfully completed projects across multiple Storage Team sites including Leeds, York, Winsford, St Helens, Kettering and Gainsborough, our team brought extensive knowledge of their building portfolio, operational needs and long-term maintenance expectations. This familiarity allowed us to plan and execute the Sheffield works with precision, ensuring minimal disruption and maximum durability.


Understanding the Project Requirements
The Sheffield site required a comprehensive refurbishment programme focused on addressing water ingress risks, ageing roof components and failing gutter systems. As with many industrial and storage facilities, the building’s metal roof and guttering had experienced natural deterioration over time. Fixings had begun to fail, fillers were missing or degraded, and previous temporary repairs such as flashband, were no longer providing adequate protection.
The Storage Team prioritises the safety, security and condition of their buildings, so a robust, long‑term solution was essential. Our survey identified several key areas requiring attention:
- Gutters heavily contaminated with debris and silt
- Failing or missing fixings across the roof
- Degraded fillers beneath ridge flashings
- A leak where flashband had been applied as a temporary measure
- A requirement for a full protective coating system to extend the roof’s lifespan
With these findings, we developed a tailored refurbishment plan using proven systems and installation methods that we have successfully delivered across their other sites.
Weatherfast Gutter System Installation
One of the most significant elements of the project was the installation of the Weatherfast Gutter System, a high‑performance lining solution designed to eliminate leaks and provide long-term protection. Before installation, our team thoroughly cleaned all gutters, removing debris, silt and contaminants to ensure a clean substrate. This preparation is essential for achieving strong adhesion and long-term performance.
We then supplied and fitted a purpose‑made Weatherfast liner across 158 linear metres of guttering. All joints, outlets and stop ends were heat‑welded to create a seamless, watertight finish. This system is engineered to withstand standing water, thermal movement and the demanding conditions typical of industrial environments. For The Storage Team, this means peace of mind and significantly reduced maintenance requirements.
Replacing Existing Roof Fixings
Over time, roof fixings can loosen, corrode or fail, compromising the integrity of the roof sheet and increasing the risk of leaks. At the Sheffield site, many fixings had reached the end of their serviceable life. We removed and replaced fixings across the entire roof area, ensuring each sheet was securely fastened and weather‑tight.
This step is often overlooked in roof maintenance, yet it plays a crucial role in preventing water ingress and prolonging the lifespan of the roof. By replacing all fixings, we restored the structural reliability of the roof and prepared it for the installation of the new coating system.
Replacing Existing and Missing Fillers
The ridge flashings required careful attention, as the existing fillers beneath them had deteriorated or were missing entirely. These fillers are essential for preventing wind‑driven rain, pests and debris from entering the building.
Our team carefully removed the existing fixings and stitches to lift the ridge flashings without causing damage. We then supplied and installed new fillers matched precisely to the original profile, ensuring a perfect fit. Once the new fillers were in place, we resecured the ridge flashings with new fixings, restoring the roof’s weatherproofing and structural integrity.
Leak Repair and New Flashing Installation
A leak had developed where flashband had previously been applied as a temporary measure. Flashband is often used as a quick fix, but it is not a long‑term solution for industrial roofs. We removed the existing flashband and installed a new, properly fixed and sealed flashing, integrated into the brickwork for a permanent repair. Scaffold access and edge protection were used to ensure safe working conditions throughout this process.
25‑Year Liquasil Lite Roof Coating System
To complete the refurbishment, we applied the Liquasil Lite 25‑year coating system to all metal roof surfaces. This advanced silicone‑based coating provides exceptional UV stability, corrosion resistance and waterproofing. It is specifically designed for metal roofs and offers a long-term, cost‑effective alternative to roof replacement.
The coating not only enhances the roof’s performance but also improves its appearance, giving the building a refreshed and professional finish consistent with The Storage Team’s brand standards.
