Ulster North East, Washington

This large roof on the Washington based industrial facility was fully refurbished ready to have solar panels installed.

At the Ulster North East site in Washington, Cladding Coatings were tasked with refurbishing and extending the lifespan of a deteriorating industrial roof covering a substantial area of 9378m².

The scope of work included cut edge corrosion treatment, re-coating with the Liquasil Coating System, gutter refurbishment, and thorough preparation for the installation of photovoltaic (PV) solar panels. This project highlighted the significance of employing comprehensive roof re-coating systems alongside advanced preparation methods to ensure durability and readiness for solar panel installation.

The Challenges

The ageing roof posed numerous challenges at the outset. Signs of deterioration, such as cut edge corrosion, were evident along the roof sheeting, compromising the roof’s structural integrity and weatherproofing capabilities. Additionally, the gutters were in poor condition, presenting issues with water flow and drainage, which could lead to further damage if left untreated.

With plans to install roof-mounted PV solar panels, it was imperative to address all existing issues thoroughly to create a durable and long-lasting roofing solution. Any unresolved corrosion or wear could hinder the installation process or lessen the effectiveness of the solar panels over time. The team needed to prioritise the preparation phase to ensure the roof was structurally sound and fit for its new role.

Solution Implemented

Cladding Coatings selected the Liquasil Coating System, renowned for its exceptional durability and corrosion-resistance properties, to resolve the roof’s deterioration. The following steps were implemented to deliver a comprehensive refurbishment solution:

Cut Edge Corrosion Treatment:
The first stage involved treating the roof’s cut edges. Using advanced techniques, all corroded areas were cleaned and prepared before applying the Liquasil corrosion treatment. This ensured the edges were sealed and protected from further damage, prolonging the roof’s lifespan.

Roof Re-Coating:
Following the cut edge treatment, the entire roof surface was coated with the Liquasil system. This coating offered significant long-term protection due to its excellent adhesion and weatherproofing capabilities. The system was carefully applied to create a uniform protective layer that would safeguard the roof for years to come.

Gutter Refurbishment:
The roof’s drainage systems were addressed by refurbishing the existing gutters. This involved thorough cleaning, repairing any minor damage, and applying a protective coating to enhance durability and improve water management. Ensuring seamless water flow in the refurbished gutters was critical to protecting the roof structure from water-related degradation.

Preparation for Solar Panels:
One of the most notable aspects of the project was its focus on preparing the roof for the installation of PV solar panels. The Liquasil Coating System not only provided protection but also created an ideal surface for secure installation.

Liquasil System

The decision to use the Liquasil Coating System was driven by its proven effectiveness in treating roof areas prone to corrosion and general wear. Liquasil’s unique formulation is designed to withstand challenging weather conditions while offering exceptional flexibility, which is particularly important for large surface areas such as the 9378m² roof at Ulster North East. Its superior adhesion properties also ensured that the entire system would perform cohesively over the long term.

Outcome and Benefits

The completed project delivered a highly resilient and durable roofing solution that addressed all previous concerns and enhanced the roof’s structural integrity. Key outcomes included:

Extended Roof Lifespan: With cut edge corrosion treated and a reliable protective coating applied, the roof was secured against future deterioration.

• Improved Water Management: Repaired and refurbished gutters ensured effective drainage, preventing issues such as water pooling and leakage.

Seamless Solar Panel Installation: The preparatory work provided a good foundation for PV solar panel installation. This made the roof ideally suited for incorporating renewable energy solutions without the risk of surface deterioration issues.

By investing in high-quality refurbishment and preparation measures, Ulster North East ensured that the property was not only fit for current use but also adaptable to future innovations in renewable energy.
